Property in Morocco: describe the home, gool.li searches for you

gool.li is an agent that searches for you, on WhatsApp: apartment, house or villa, you say what you want and it comes back with a shortlist and the reasons behind it.

Buying property in Morocco takes time: ads reposted from one portal to the next, approximate floor areas, prices that are hard to compare from one neighbourhood to another. With gool.li, you describe the home you want — city, neighbourhood, type, floor area, budget — in Darija, Arabic, French or English. We read the ads published on Mubawab, Avito and the other sources we watch, match up the duplicates, place every price against comparable homes in the same area and flag whatever deserves a question.

Free for buyers. Just WhatsApp, nothing to install. By messaging Gool on WhatsApp, you agree to receive messages from Gool about your search. Reply STOP anytime to delete your data. Privacy Policy

Three steps, one conversation

  1. 01

    You describe the home

An apartment in Agdal, a house in Tangier, a villa near Marrakech: give the neighbourhood, the floor area, the budget. A few questions at most.

Three questions at most. Never a form.

  2. 02

    We read the market

Ads are gathered, de-duplicated and compared with homes of the same type, in the same neighbourhood and of a similar size.

Every price placed against listings that are genuinely comparable.

  3. 03

    You get a shortlist

A handful of homes that really match, each explained: why it fits, where its price per square metre sits, and what needs checking.

Risk patterns are flagged and scored — so you see them before you call.

Price per square metre, neighbourhood by neighbourhood

In Casablanca, an apartment in Maârif and an apartment in Sidi Moumen do not belong to the same market. gool.li places every price against comparable homes: same city, same neighbourhood or a neighbouring area, same type of property, similar size. You see whether the asking price is above, in line with or well below what comparable ads are asking. When a neighbourhood has too few homes to compare honestly, we say so rather than produce a fragile figure.

What deserves a question before the viewing

A floor area that changes from one ad to the next, photos borrowed from another property, a price unrelated to the neighbourhood, an intermediary presenting himself as the owner, a request for a deposit to book a viewing: these signs come up often. gool.li flags them when it spots them and gives you the questions to ask — about the land title, the building charges, the condition of the property, the date it is free. A flag proves nothing on its own, and no flag does not replace a viewing or a careful reading of the documents.

Title and deed: notaire or adoul

A property purchase ends with a deed. Depending on the property — a title registered with the Conservation foncière, or an unregistered property held under a melkia — the deed usually goes through a notaire or through adouls. Once you have chosen, and only if you ask, gool.li can introduce you to a notaire or an adoul. You are the one who chooses. gool.li takes nothing on the deed and does not comment on fees, which are the professional’s business: always ask them for a written estimate of the costs before you sign.

Financing and inspection, on request

If you need financing, you choose between a conventional loan and Mourabaha, then the partner you want to be introduced to. gool.li never quotes a rate, a monthly payment or a term: the simulation and the decision belong to the partner. You can also ask for an independent expert to examine the property before you commit. Nothing is automatic, and writing «stop offers» is enough to end these suggestions.

What gool.li does

  • It reads the property ads published and matches up duplicates.
  • It places every price against comparable homes in the same area.
  • It flags what deserves a question and suggests the questions to ask.
  • It introduces you to a notaire, an adoul or a partner if you ask.

What gool.li does not do

  • It sells no property and takes nothing on the transaction.
  • It does not visit the property or replace reading the documents.
  • It neither sets nor comments on the notaire’s or the adoul’s fees.
  • It never quotes a loan rate or a monthly payment.

Frequently asked questions

Yes, entirely free for buyers. Agencies and professionals are the ones who pay, when they are introduced to a buyer who accepted.

A city, a neighbourhood, a budget: that is enough to start. The rest takes shape in the conversation.
